Start of a journey


You might have questions about planning permission, how to best utilise the space, construction budgets, timescales, light, materials and design factors. Those questions all need answering by our Leeds architects. Further down the line you’ll need building regulations, tenders for work, on-site project management all must be taken care of. We do all that for you and will be at your side until the project is complete.

Survey Brief & Development

We begin by understanding you — how you live now, what you want next, and your project aspirations. We capture the facts with surveys and existing information, then map what’s possible so your vision is clear from the outset.

  • Carrying out a measured survey and preparing existing site/building drawings

  • A brief workshop to agree lifestyle priorities, budget and programme, with an early view of risk
  • Producing a written brief and project roadmap with key milestones

Here we solve the brief with thoughtful options. Drawings and 3D visuals build confidence in the direction, while our local knowledge guides strategy and de-risks planning.

  • Preparing a co-ordinated planning pack (drawings, statements, reports as needed)

Building Regulations & Technical Design

We continue to solve the details so the approved design can be priced and built with confidence. Co-ordinated technical information secures compliance and ensures quality on site.

  • Working with you to refine the detailed drawings — this is your home; every detail matters
  • Appointing and co-ordinating consultants (e.g., structural engineer, drainage) to ensure compliance
  • Developing technical drawings and specifications and resolving challenges early
  • Submitting and monitoring the Building Regulations application to decision

Tender & Contractor Selection

This is where we set up for the build phase. We deliver value and certainty by running a fair, transparent tender, comparing returns side-byside, and giving you the clarity and confidence to proceed.

  • Issuing the tender pack, hosting site visits and answering builder queries
  • Evaluating returns on price, programme, methodology and quality
  • Advising on the contract form and preparing the builder's appointment
  • Confirming the building contract and start window

Construction & Handover

On site, we deliver the design with calm, consistent oversight. Regular inspections, clear updates and prompt issue-resolution keep the build moving — you stay informed, never burdened. At completion, you step into a home finished to the highest standard.

  • Regular site inspections and concise progress updates; responsive issue-resolution
  • Quality control of workmanship and compliance with Building Regulations
  • Contract administration: valuations, instructions, change control, practical completion and defects period
  • Handover with certificates, manuals and key drawings, plus local post-completion support
