Building regulations are in place to ensure that building work is constructed in a manner that will not endanger the lives of the buildings occupants or those around them.

Covering aspects such as the building structure, damp protection, drainage and fire protection. The building regulations also take account of insulation, energy use, ventilation, glazing and electrics.

Building regulations are published by the government and are the same across the country. A copy of the latest approved building regulations can be downloaded from the planning portal website.

When work is undertaken such as building an extension or alterations to a home it is likely that building regulations approval will be required.

Building regulations process is a two- stage process that involves submitting a set of detailed plans and specifications for the project to the council building regulations department or to an approved building inspector. When these plans have been checked a ‘Plans Approval’ will be issued. When the building work commences on site the building inspector will visit at per-determined stages in the project to inspect the foundations, structure, and insulation.

When the works are complete the building inspector will ‘sign off’ the building regulations and will issue a completion certificate.
